Antioch stayed rural for most of its history. It turned suburban in the 1970s, when Nashville sewer lines reached old farmland, and Metro’s community plan records a second housing boom in the late 1990s and 2000s. Neighborhoods named in that plan include Nashboro Village, Patricia Heights, Hickory Woods, and Bakers Grove. Across Antioch, most homes are two to four bedroom houses built between 1970 and 1999, many of them one story ranches, and a large share sit over basements. Newer homes and townhomes keep filling in, including around Cane Ridge.

The old Hickory Hollow Mall, opened in 1978, has been remade as the Commons at the Crossings, with the Ford Ice Center and a branch library inside. To the north, homes near J. Percy Priest Lake, Hamilton Creek Park, and the Smith Springs Recreation Area sit closer to open water. Metro also notes floodplain, steep slopes, and sinkholes in parts of the area.

Those two housing eras call for different checks. On an older ranch that may be on its second or third roof, we look for stacked layers, soft decking at the eaves, and worn flashing at chimneys and walls. On a boom era house, the question is usually whether hail or wind has cut the original shingles short. On low ground, we size gutters and downspouts to move water away from basements. Antioch is one of our shorter drives, straight up Interstate 24 from Murfreesboro, so we book it like any local job.
